Day 8 of the remodeling

The roof passed final inspection today and the roofing contractor delivered the final invoice and release of lien document.  We gave them the payment for the roof and that portion of the remodeling project is now complete.  Modern Roofing Co. gave us a good price, was very responsive, used quality materials and did an excellent job.  They started the job within a week of when we signed the contract and completed it as fast as could be expected, given the weather.

As far as the deck and pool work, the forming in of both pads are complete and all steel is sitting up on chairs in the footers.  The steel is tied into the house pad at the two outside corners.  The deco drain has been installed, as well as the brass fittings for the pool handrail.  The soil has been poisoned and we have called for an inspection for tomorrow so we can pour the concrete on Thursday or Friday. Then, after 5 days of curing, the spraydeck coating can be applied.  That will seal the concrete and stain it a neutral (Adobe Buff) color.  The old deck used to have a white, porous kool-deck coating that was impossible to keep clean, and yet reflected so much sun that you could not read the morning paper while sitting on the deck.

We are now starting to think about what color awning will look best.  On thought is to have the awning fabric color closely match the autumn red facia trim on the house and to use a lighter accent trim on a small scallop front to match the vanilla exterior walls of the house.  A darker color like that would not be likely to show mildew very quickly and we thing it would coordinate very well.  I plan on contacting Awnings Plus to come and take the final measurements as soon as the concrete is hard enough to walk on (Saturday?).  That way they can begin engineering and manufacturing the awning even before the deck and pool are finished.
